 We
have been seeing more and more of this scenario. This particular customer lives
in a townhome. The unit next door went through foreclosure; consequently, the
heat was turned off without proper winterization. The Damage to the foreclosed
unit was negligible, while our customer's garage suffered class three flooding.
Because we were not called within twenty four hours of the incident, concerns
with mold also became an issue. We started by moving the customers belongings to
a storage unit we had delivered to the site. We then stripped out all the
affected drywall and insulation, dried all surfaces, dehumidified the air,
tested for mold, dealt with the potential problem areas and then put it all back
together.

Originally, the ceiling space of this garage was insulated with blown-in
fiberglass insulation, but because there was a living space directly above the
garage, this customer opted to upgrade to a closed-celled insulation system. By
doing so they greatly increased energy efficiency while at the same time
virtually eliminating moisture issues associated with a "duel warm wall"
scenario. It took two weeks to finish this job, and our customer was pleased
with the results.
